While Crown London (formerly Aspinalls) may not generate significant immediate cash flow, CBRE Equity Research analyst John DeCree highlights its strategic value. The casino's exclusive high-end clientele from London, Asia, India, and the Middle East makes it an ideal customer acquisition tool for Wynn's upcoming Al Marjan Island project.

The acquisition, set to close in the second half of 2025, positions Wynn strategically in a global gateway city. CEO Craig Billings emphasizes that this iconic asset will create a natural pathway for guests to visit other Wynn properties, particularly the Wynn Al Marjan Island resort opening in early 2027 in Ras Al Khaimaa, UAE.

Crown London's established relationships with Indian customers, demonstrated through regular Bollywood Night events, could prove particularly valuable. India represents one of the UAE's top tourism markets, potentially providing a steady stream of visitors to Wynn's UAE property.

The UAE casino market holds significant potential, with some analysts projecting it to become the world's fourth-largest gaming market. Crown London's acquisition serves as a deliberate customer acquisition channel, offering more strategic value than traditional branded hotel partnerships.

Wynn Al Marjan Island's construction continues on schedule, with the hotel tower expected to top off by late 2025. As the first casino resort in the Arab world, this project could significantly impact Wynn's market value, though analysts suggest this opportunity hasn't been fully priced into the company's shares yet.
